preparing to sell your house
ONE

Contact Ben for a Comparative Market Analysis

A CMA will show you the price range your house falls within based on recent comparable sales in your neighborhood. As you begin to make plans about where to move next, it’s important to have an idea of where to price your house when you are ready. This will be a great opportunity to make a custom game-plan with Ben to make the approaching sale as smooth as possible.

TWO

Make aesthetic repairs

These will improve the curb appeal of your house. There are many inexpensive ways to improve the curb appeal and overall value of your house. I can share some of these ideas with you.

THREE

Fix major repairs if possible

When buyers see items that need to be repaired, they mentally begin to reduce their offer price to cover the cost of those repairs. The more maintenance items you can address now, the less a buyer will have to negotiate on.

FOUR

Clean like you’ve never cleaned before!

De-clutter, sell, donate, and recycle as much as you can. When people look at your house, we want them to envision their belongings inside (which means removing many of yours before those showings start), so think about what might turn them off. Have a garage sale, get a storage unit, or sell items on Craigslist. Simplify!

FIVE

Create an exit strategy

Consider timing and alternate living situations if your house sells quicker than expected. Will you be able to stay with family, friends or rent a short-term home? Could you possibly “rent” your house back from the new buyers until you are able to move?
